- Residential Plot: Rs. 15,000 (Non-Refundable)
- Commercial Plot: Rs. 50,000 (Non-Refundable)
- Allottee must strictly adhere to the prescribed payment schedule for land, development, and possession charges. Late payments may incur revised plot costs or a 2% monthly escalation charge, whichever is higher. Continued default may lead to plot cancellation, and such decisions are final and not subject to legal challenge.
Allottee is liable for maintenance charges, as determined by the Management. Non-construction or non-utilization may result in additional charges.
- 500 sq yards equals One Kanal.
- 5% for short Corner, green areas, lakes, etc.
- 10% for proper Corner or on Main Boulevard.
- 15% for Main Boulevard corner.
The Board of Directors/Management has the sole discretion to allot plot numbers.
Upon withdrawal or default, 20% of the deposited amount is deductible, with no interest on the refund. However, the undetected amount is transferable to another Membership/Registration in the same Company/Project if requested in writing.
Sale, Mortgage, Gift, or Transfer of the plot/house requires specific prior approval from the Management and completion of all procedural formalities.
All payments are to be made in the name of “Shahzad Group of Companies (PVT) Ltd.” through acceptable instruments of scheduled banks, with the depositor’s name and plot number mentioned.
All prices are exclusive of tax; members are responsible for taxes, levies, CVT, stamp duty, transfer fees, and other charges as per applicable law.
- a) Plot number allotted upon 100% payment on a “first come first serve basis.”
- b) Physical possession after 100% payment and completion of all charges/dues.

Adjustment in plot area depending on ground situation at possession; cost adjusted accordingly.
Merger of files allowed with a 5% service charge and deducted registration fee upon written request.
- Application submission to Shahzad Group of Companies (PVT.) Ltd. office with required documents.
- These terms govern the relationship between Shahzad Town – Gwadar and the Investor regarding land or plot purchase in Shahzad Town – Gwadar.
- We reserve the right to change offerings and accept/reject applications at our discretion. Non-compliance may lead to allotment cancellation.
- Company aims to complete Project development per schedule, with allowances for Force Majeure events. Delay in government services is beyond our control.
- Allotment based on first come, first served or ballot after successful payment completion. The final allotment subject to full payment and approvals.
- Processing fees vary for residential plots. Development charges applied as needed.
- Applied for plot size considered, but actual size may vary. Accounts adjusted based on applicable land cost at allotment.
- Residential plots strictly for residential purposes. Any violation may result in plot cancellation.
- All correspondence to the provided address. Buyer responsible for updating address changes.
- Physical possession upon project completion and full payment. Extra benefits payment required for specific plot features.
- In the event of unforeseen circumstances such as natural disasters, war, civil commotion, or other Force Majeure events, the Company holds the right to extend project timelines without incurring any liability.
- A clear outline of the consequences for defaulting on payment, including the number of allowable defaults and the specific actions the Company may take in such cases.
- Clarification on whether the Company or the Allottee is responsible for insurance coverage during the construction phase and any liabilities that may arise.
- Acknowledgment that the Allottee agrees to abide by community rules and regulations set forth by the housing society for the collective benefit of all residents.
- A commitment from the Allottee to adhere to environmental guidelines and restrictions in the development and use of the plot.
- Specification of the legal jurisdiction in case of disputes, ensuring clarity on which legal system and court will have authority.
- Establishment of a dispute resolution mechanism, such as arbitration or mediation, to address conflicts between the Company and the Allottee.
- Detailed steps and requirements for the transfer of ownership, ensuring a smooth and transparent process when the plot is sold or transferred.

- A provision requiring the Allottee to provide prompt notification to the Company regarding any changes in contact information.
